At The Alba Residences, OMNIYAT is pivoting the Dorchester story from pure showpiece towers into something quieter: resort-scale beachfront living built explicitly around “well‑living” rather than just scale and spectacle.

Designed by Zaha Hadid Architects and managed by Dorchester Collection, the project brings 60 residences and 3 super penthouses onto one of the last untouched stretches of Palm Jumeirah’s Eastern Crescent, with around 250 metres of private beachfront.

The architecture reads as sculpted arcs emerging from dense planting rather than another glass wall on the sand, with all‑day light and long views to the Arabian Gulf, Burj Al Arab and Burj Khalifa.

For an end user or long‑hold family, it is pitched less as a trophy address and more as a deliberately low‑density, wellness‑anchored resort that still sits inside Dubai’s most recognisable coastal postcode.

Within that framework, the residential experience is deliberately villa‑like: large 3‑ and 4‑bed simplex and duplex layouts, expansive outdoor terraces, private plunge pools to every residence, elevated sun‑lounging decks and jacuzzi options on master‑wing balconies in selected units.

Every bedroom has at least a Juliette balcony, with many layouts dual‑aspect, so circulation between inside and outside feels closer to a beach house than a typical apartment.

Underneath it all sits a 3,000 sq.m branded spa and well‑living programme with longevity therapies, diagnosis pods, treatment and serenity zones, mindful movement studios, vitality wet areas, and a full fitness, scalp and hair layer, set inside a Vladimir Djurovic landscape of shaded forest paths and planted courtyards down to the water.
